Queensland investment property Scam
My wife and I went to visit Infinity Group Australia at Bella Vista offering a 7” tablet ($30 approx) promoting building wealth. Infinity is part of a group of QLD developers. The session resulted in an home visit where they reviewed our financial situation and suitability as an investors. From the home visit we agreed to attend a final session in their office. At this we were asked to invest in a property in Rockhampton, Queensland. This including more number crunching/more promotion re the property and security for retirement, highlighting any superannuation issues etc.
It started with a finance company providing the investment figures and projected costs, rent, capital gains etc. It was high pressure selling try to get us to sign up on the day to the investment property. It included a 7 day cooling off period if we did not want to go ahead. However they attempted to obtain a $1545 deposit and get signatures to start the investment processes, We were advised that we may not get some of the deposit back if we pulled out during the cool off period.
We then spoke to Graeme Holm . He took us through how conduct research and purchase high potential/growth property (with a potential to get about 7% capital growth) and high supply/demand. We were advised of the location/land and house offer. My wife and I ultimately left without signing advising we wanted to conduct Due Diligence on the Offer and Company. I have to say on the surface the offer and the way it was presented seemed pretty good with little work for the investor??
The location was in Rockhampton or if we wanted Yapoon QLD. The block offered was about 5 minutes from the beach, land =670 sq m, House = 167 sq m – 4 bedroom, 2 bathroom, 2 car enclosed garage, outdoor patio/alfresco. House is cyclone specked has all chattels fitted, tiled, carpeted and painted, landscaped all ready and designed to attract and move in tenants. The house/land was 390K all up approx. The land was $164k, the house 226k. The total loan quoted was $414000.
The difference included add–ons for land stamp duty, a one of finance fee -6K to setup loan, paperwork re property management, insurance, deprecation doc, tax variations etc. 7.4K to cover insurance, agent commissions, letting fee, rates, any maintenance, pest control, independent Post settlement inspection, Real Estate Property management fees. Plus funds to cover payments whilst house being built and rented.
Infinity Group Australia seem to target investors who have paid their principle residence off (or have the funds) to invest in a property with a QLD developer. They minimise investor involvement in the setup of loans, tax adjustments, legal work, Conveyancing, managing tenants, insurance etc with little initial out of pocket outlay for the investor –all covered by the loan and any security (about 20% of the loan) which is generally covered by or via loan over part of a part of the principal residence.
The Income- The rent quoted was based on minimum of $420 pw (rented for 48 weeks pa). After tax reductions-variations, rental income and other expenses the initial per week out pocket to me was quoted as $68 pw. Reducing to nil after 3 years. They calculated the loan would paid off in 8 years via an offset account and the funds I had going into it.
We called a local agent and have found out that the properties are worth $280,000 MAX and the rent is only $280 a week. Do you research everyone.

Infinity Group Bella Vista have tried all of these over the years. They hold themselves out to be the all-round good guys, talking about how they love helping people create wealth in todays market. A lot of these so-called property experts will share 'success stories' with you and Infinity Group Bella Vista is no exception.

They usually boast about other investors who have bought from them in the past and Graeme Holm the CEO of Infinity Group Bella Vista has even talked about one person who now owns several properties (i.e. 40) worth several hundreds of thousands of dollars and says that his client only has an income of $40,000 pa from his day job, but his properties they are worth into the millions. They making themselves out to be far richer than any of their investors with the number of investment properties owned. Infinity Group Bella Vista even makes a big deal about how they donate money to charities or set up programs for the under-privileged. And, year in and year out, thousands of people fall into the trap and buy their properties that are very over-priced (a profit of around $30,000 to $50,000 per property) and usually they will also offer a guaranteed rental return in order to off set a poor rental return. Oh, dont forget the property management rights that are usually also offered more commission for the sharks.

Many people will live outside the area in which their investment is located and never know that they could have done a lot better with their investment. They may think a gross profit of $100,000 is good but they could have missed-out on a gross profit of $200,000 or more. Easily. Just remember that it takes almost no intelligence to buy property.
Any fool can sign a contract on the day, especially when a property expert is telling them that "historically property is a wonderful investment". These property so-called experts have lots of great sounding clichs to encourage you to buy. They'll tell you that it's "time in the market" not "timing in the market" that's important and that the sooner you get in the better off you'll be. Garbage; Timing is one of the most important factors when investing in real estate, but what's more important is the price you pay.
Price is very important - as is the location. The golden rule (which you break at your dire peril) is to NOT take advice from an adviser who is selling you the property and GRAEME HOLM is one of these advisors. And it's astonishing how thousands of investors break this golden rule. Get independent advice (before you sign anything with Infinity Group Bella Vista, and do your homework first) and make it subject to finance also and if you want to make the best property investment possible, and then start off by also making one of the best pre-purchase investments - an independent valuation (dont let anyone tell you the bank will do it for you). It'll be the best few hundred dollars you could ever spend. But whatever you do, beware of any or all of the big three signs of a sub prime investment. A big advertising campaign, a slick seminar at his lavish offices in Bella Vista or a 'personal consultation from this company'. There is no respect for anyone only the greediness of his company for your money.

Graeme was sacked from Westpac for taking everyday punters deposits after the branch closed at the Nerang branch , qld. He was also under investigation for his loans for SMF , that he he found a loop ho,e in the Westpac auditing process, processing the loans as principle private property loans.
He was summariily dismissed by Westpac for this .

He is a pure scammer,! He also committed a criminal account by acting as an an agent of Ms Susan Framakis , taking a deposit bond of a retired man in Broadbeach....

GRAEME HOLM STOLE MY MONEY
Hi, I have not posted Eva before but need some help. I am 58, single and have seen Graeme Holm from infinity group Australia at Bella Vista after I got a call to receive a tablet (that I gave to my granddaughter), it was a very nice present to her the reason I need help is because I have only 100,000 to pay off my home loan and he says he can show me how to do it in 48 months if I pay him 3600 per year and buy a property in QLD.
He showed me a lot of graphs and pictures when I saw him and I thought he was a very smart man. He help alot of charities and has a lot of qualified and does lot for the community. . My daughter said to ask on the internet before I do something like this because last time I bought some solar for our roof and the company went bankrupt and I lost my deposit of $6,000.
The office was very nice and. The staff were good to me. I wat to go ahead but I’m worried that I will lose my money. It’s all I have till I retire.
They said they can do a self managed super for me as well and loom after it all for me for no price.

I was recently called by Infinity Group Australia at Bella Vista Sydney.
They called me and said that I entered a competition online and I didn’t win the main prize but said I have won a tablet. I saw them in my house and got my tablet then thwy wanted me to come into the office to meet with there Boss Graeme Holm. I met with Graeme Holm and he told me that he owns a lot of properties and that he is rich and that if I want to be rich like all his clients that I should follow his advis he did seem to know what he was talking about he had a lot of charts and graph. He told me I should buy property in quensland he said he has good ones just for me and that he will give me a discount if I buy now.
I signed contract last week but now I have read these reports because my daughter sent it to me and I am worried. She also sent me rip off report about people budget and that people lost a lot of money. I am worried now I made a bad decision. Can I cancel.
He told me to use his lawyer and also his finance company because they are award winning. He seem like a nice man but the property were in place that flood and my daughter said will not rent anymore. I’m over 55 and want to make a good decision .
Please help. I know there is no such thing a a lunch that is cheap, I’m worried.

I invested with Infinity, primarily because I trusted their BestInvest pitch. There are positives about the approach, but essential WE the consumers are getting charged 2-3 times. Once by Infinity, once by BestInvest and once by Generali/Zurich or another life firm, whereas BestInvest consumers in the UK are getting a fair deal.
They certainly aren't the worst culprits in Bangkok, but what annoys me more is that there isn't really any proper protections because they are unlicensed, as the following links show:

Lack of transparency
The costs of investing are not made clear. Nearly 2 years after starting a Best Invest plan, I have less money than I started with.
They claim this was explained to me and technically it is in the fine print, but the issue is they don't accentuate that the plan delivers nothing for years. They don't say "Your money will show no growth for several years because we and Best Invest are taking your money." Nor do they say "If you change your mind exit fees will prevent you from making any money at all". Exit fees are in the agreement but aren't discussed when advisors talk to you it is about the promise of security, not that you will be punished for changing your mind.
Review their Facebook page, complain to Trevor Keidan - the MD. He should know what his customers think.

I worked for these clowns tempted by the promise of great riches. As soon as I arrived in Bangkok the reality set in. Very little training - a few days training course and you're away. The company directors were very 'hands off' and you weren't even given a work permit. Most alarming of all - they didn't even make any efforts to check or ask for references.
They did have some good people working there but also a good number of ex car salesman and in-experienced and un-qualified advisers. Some people there really had no business in giving out financial advice to expat professionals.
If you work for this firm you will receive very little training and practically no on-going support. They have nothing to lose since they really give you nothing.
How can a commission driven company always give clients best advice?
On the other hand if you have no qualifications, no experience, no other prospects or choices in life and you can easily put your desire for commission before the best interests of your clients then I'm sure that Infinity Financial Solutions would love to hear from you.

We joined Infinity Financial Solutions as clients in 2011. At first everything seemed to be good with them.
Our investment was doing well and the service from Infinity Financial Solutions was ok. However recently we were practically forced to sign up with a company called Best Invest who now seem to have a partnership with Infinity Financial Solutions. This brought along a load of new charges that were not disclosed when we initially joined Infinity Financial Solutions. On top of that our investment started performing quite badly, as we discovered- it had only done well in the early days because of the bonus.
We feel very cheated by Infinity. We are now left with a poorly performing investment and outrageous fees.
Best Invest should be provided free of charge or not at all. Do Infinity Financial Solutions profit from clients such as us using Best Invest ?
Poor Advice !!
A friend of mine suggested that I meet with Infinity Financial Solutions as he had had a good experience with them and appeared to have been given good advice from his advisor. The chap I was originally recommended was unavailable but instead I agreed to meet with Tom Henson.
He appeared reasonable on the first meeting and despite clearly being slightly out of his depth with a couple of my questions I decided to let him look into a savings plan for me and agreed to meet him again.
On the next meeting he was at pains to emphasise the importance of saving above a certain amount (more than I had intended) and for longer than I had envisaged. Despite my better judgement he assured me that the policy was totally flexible after a short period and could even be stopped if not affordable.
Long story short it turns out that both the amount saved per month and the length of time both impact on the amount of commission paid to him. He was only interested in his own figures. When I looked into stopping paying into the plan it turns out that the costs and charges carry on regardless!!
It appears that he is hopefully a rogue as my friend was given quite different advice by another working for the same company. I don't want to badmouth anyone here but just so people know . . . . . . . . . .

I started a savings plan with Tom Henson of Infinity Financial Solutions. He advised me to save as much as I can in order to benefit from the bonuses, however in reality this simply increased the charges and therefore his commission.
I have also recently heard many bad things about this company.
I work hard for my money, if these people approach you be careful and read the small print !!!
The most frustrating thing is that companies and individuals like Tom Henson show no remorse at all - they are simply out to make money at all costs. Unfortunately countries such as this really offer no help or protection at all from falling victim to such people.
